Upbhokta Panchayat, the consumer awareness, education and research platform of Naitik Bodh Trust, is conducting the “India NBFC Home Loan Benchmarking Study 2026” — a nationwide comparative study covering 25 leading NBFCs and Housing Finance Companies (HFCs) offering home loan products across India.
The study aims to provide consumers with a transparent, structured and evidence-based comparison of home loan products, helping them understand the overall cost, terms, conditions and consumer experience associated with different lenders.
Study Methodology
The study follows a structured 100-point comparative benchmarking framework, combining product-level evaluation and consumer feedback.
1. Product Evaluation — 70 Points
70% of the total score is based on a detailed evaluation of the home loan product and its consumer-facing terms and conditions.
The assessment covers important parameters such as:

Loan Eligibility
Maximum & Minimum Loan Amount
LTV / Margin
Processing Charges
Repayment Tenure
Prepayment & Foreclosure Charges
Benchmark / Rate Reset Mechanism
Penal & Late Payment Charges
Documentation & Administrative Charges
Legal & Technical Charges
Insurance Requirements
Conversion / Switch Charges
Other relevant product terms and charges
Information is collected and cross-checked primarily through official company websites, product documents, publicly available disclosures and other official/public sources.
2. Consumer Feedback — 30 Points
30% of the total score is based on consumer feedback.
The research team is conducting face-to-face feedback from more than 3,000 consumers across India to understand consumer perceptions and experiences relating to home loan products and services.
Consumer feedback is analysed through a structured framework to ensure consistency and comparability across the participating NBFCs/HFCs.
3. Validation & Data Verification
Before finalisation, the research data is subjected to a validation process. Where appropriate, participating organisations are provided an opportunity to review the relevant product information and communicate verified corrections, updates or clarifications.
This process is intended to improve the accuracy, currency and fair representation of the information used in the final study.
4. Comparative Scoring & Ranking
The final score is calculated on a 100-point scale:
Product Evaluation: 70 Points
Consumer Feedback: 30 Points
Total: 100 Points
The participating NBFCs/HFCs are then comparatively evaluated and ranked according to the final score generated under the studys defined methodology.
Best Buy 2026
Based on the final comparative score and research framework, the highest-performing home loan product(s) may be considered for recognition as “Best Buy 2026.”
The final comparative findings, rankings and consumer insights will be published through the Upbhokta Panchayat digital platform and a special national edition of Upbhokta Panchayat Magazine.
The Best Buy 2026 recognition will be formally announced at a national press conference in New Delhi.
Why This Study Matters
Home loan decisions involve much more than the headline interest rate.
